STEP ONE: Prospecting Specialist
What many people who enter the real estate don't understand, is the fact this business is a communications business! Orally and in writing!
Would you believe many agents, even veterans have fear of failure, rejection, and hate the idea of talking with people, but yet they seek the real estate profession for their livlihoods? Ironics! Doesn't make any sense does it?
Well, with all this in mind, we begin on a path that will enable you to overcome all the obstacles. We entered the industry this same exact way and so can you!
Please read the information below which elaborates about the position(s) for STEP ONE:
1. This position is intended to be a "work at home" responsibility. With some patience, a little bit of training, and a little practice, the incumbent will soon become one of our "local experts" ---
2. Incumbent(s) will work a minimum of 9 hours a week. All work times are to be at least 2 hours on any given day. If you want to work longer, its your choice!
3. Incumbent is not permitted to work past 8:30 PM on any evening and no earlier than 9:00 AM weekdays (unless you contact us for special waiver), no earlier than 10 AM Saturdays, no earlier than 1 PM on Sundays.
4. This position is a contracted position. Reference hereafter will be made to "contractor" as incumbent will not be an employee. This is a typical working relationship in this industry, just as Real Estate Agents ARE self-employed contractors as well, and NOT employees of the Brokerage they work for/with. Those selected, will be working under a contract agreement; renewable each year.
5. Contracted person will be providing services directly to associate lenders within the industry. Because the result of your work ends up as a referral from the lender to a real estate agent, an on-going bonus system pays you to continue the prospecting process. Now that may sound confusing as explained, but we can explain the details in a subsequent interview.
6. Contracted persons assuming the responsibilities of the position will be expected to sign a statement that they are working in this position as a self-employed contractor. As such, you will be responsible for any benefits, coverages, taxes, witholdings for such things as retirement, insurance, social security, federal income taxes, etc.
7. Contractor requires Telephone and Computer skills. They will be making local phone contacts within the local calling area in an attempt to set an appointment with people interested in (1) buying a home, (2) selling a home, or refinancing a property they already own. We encourage you to also make contacts in person, if you like, via email, or any other means by which you can communicate with people.
8. Contractor will be given unique, preparatory and specialized training as required.
9. Contractor will receive from the participating lender as initial compensation, $25 for each successful BUYER appointment which qualifies buyer to purchase a home through that associate lender. PRIOR to CLOSING, a substanial BONUS will be paid to the contractor after the "lead" successfully enters into a purchase and sale agreement with a partipating real estate agent and final loan approval is granted.
10. For each leads sent to a participating lender which results in a "refinance loan application" being taken, contractor will receive $25 from the lending associate. A $50 BONUS will be paid by the partipating lender associate once the refianced loan obtains final loan approval.
11. All compensations are paid PRIOR to CLOSING; BONUS's are paid after final loan approval.
12. This process, including the explanations of definitions, chronological steps in the process, compensations amounts, and so forth will be explained in an interview.

The duties of this position is the very job description that allowed the founder of this program to get in on the ground floor of real estate in 1994; to work directly with people, and to build skills and confidence to take early retirement from his regular job of 27 years and to go full time into Real Estate!
