Introduction: When a homeowner is sent a Notice of Trustee Sale, it is published in the
newspaper as a matter of public record and it is recorded at the Court House. It is at this time,
providing the property is not listed for sale with a real estate office, that you
have the best opportunity to acquire the property for much less money. The key is contacting me

Here's are the steps to take before making an offer on one of these properties
:
      • Call 800-883-2067 x0 and ask for Marcia Kindig - www.marciakindig.com
      • Tell Marcia that BERYL GOSNEY sent you to her. (it's important she knows this!)
      • Advise Marcia you need a Pre-Approval letter to buy a "pre-foreclosure property".
      • If paying all cash, then we need a certified letter from your
        banking institution that cites the "x-amount" of funds are available.
      • Schedule a meeting with Beryl Gosney by calling 425-344-2222.
      • Review/sign a buyers agent agreement (does not commit you to buy!)
      • Select a specific property from our listings we will send you via email.
      • Provide a $500* retainer for investigative costs and to locate vacated sellers
      • Complete the Foreclosure Worksheet for the property you're seeking to buy
      • Fax the completed Foreclosure Worksheet to Beryl Gosney at 425-645-5373.
      • Conduct a drive by of the property (do not contact anyone living at the property)
      • Once agent is able to gain access to property, conduct an interior walk-thru with agent
      • Make an offer through Beryl Gosney, agent, subject to a professional home inspection.
* Half the retainer will be refunded if/when the property closes.
